The <br /> preliminary plat for the proposed Preserve on Sunset Lake is located south of 125th Street, west <br /> of Illies Avenue, and north of 120th Street. The proposed development consists of the original <br /> 136 acre Wlashin parcel. The proposal includes maintaining the original homestead as a I0-acre <br /> parcel that will maintain access on Illies Avenue, adding I-acre to 7755 125th Street, and adds 12 <br /> lots on the remaining 125 acres. We have reviewed the following plans related to this particular <br /> request: <br /> • Delineation Report Dated August 14, 2018,prepared by Westwood Professional Services <br /> • Preliminary Plat and Construction Plans dated September 6, 2018 prepared by Erickson <br /> Civil. <br /> • Updated Preliminary Plat and Construction Plans dated October 12, 2018 prepared by <br /> Erickson Civil. <br /> • Soil Borings September 17, 2018 prepared by Haugo GeoTechnical Services, LLC <br /> • Drainage Report dated September 6, 2018 prepared by Erickson Civil <br /> • Traffic Analysis dated September 6, 2018 prepared by Erickson Civil <br /> • Project Manual dated September 6, 2018 prepared by Erickson Civil <br /> Based on the review of the preliminary plat documents, we offer the following comments related <br /> to this application: <br /> Based on our review, we offer the following comments regarding the concept plan: <br /> Grading and Drainage <br /> 1. Wetlands: The site contains wetlands on the east-central portion of the site and are proposed <br /> to be entirely located in an Outlot and not be impacted by road construction or future home <br /> sites.
