Resolution 2019-7 <br />Adelaide Landing 3rd Final Plat and Development Agreement <br />Landscaping and Lighting <br />j) The final landscape plans must be submitted for review and approval by staff. <br />Signage <br />k) Final design of the entrance signage for the development shall be reviewed and <br />approved by staff. <br />1) The property owners association shall be responsible for maintenance of all <br />development signage and landscaping within the outlots, common space, and the <br />130d` Street roundabout. <br />Streets/Access <br />m) Fondant Trail shall be extended further to the north to accommodate the park access <br />location. The plans shall be reviewed and approved by staff. <br />14. Prior to the issuance of building permits: <br />a) The applicant shall file the final plat, development agreement and associated <br />documents with Washington County. Proof of recording shall be provided to the City. <br />b) The applicant shall submit three full sets of approved final plans to the City. <br />c) If a sales trailer is located in the property, a site plan and building elevations shall be <br />submitted for City review and approval. <br />15. Prior to the issuance of Certificate of Occupancy: <br />a) Park improvements: <br />i. Grading and seeding within the City owned outlot (Oulot A, County <br />Ponds) and the area south of the powerline easement. This shall be <br />completed by and paid for by the developer. <br />ii. Grading and seeding on Outlot B, Adelaide Landing and Outlot C, <br />Country Ponds, within the area north of the powerline easement. This shall <br />be completed by and paid for by the developer. <br />iii. An 8' bituminous trail, boardwalk, and landscaping shall be installed <br />within all of Outlot A Adelaide Landing 2nd Addition, and Outlot B, <br />Adelaide Landing, and Outlot C, Country Ponds, per approved plans. Final <br />location of the trail and boardwalk specifications shall be reviewed and <br />approved by staff prior to installation. This shall be constructed by and <br />paid for by the developer. <br />iv. The applicant will continue to discuss with staff and the Parks <br />Commission improvements to the park that may reduce the required park <br />dedication fee for the development. <br />
