RESOLUTION 2019- <br />APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT FOR CPDC — <br />PRATT — OAKWOOD, LLP, ON PROPERTY LOCATED NORTH OF ONEKA <br />PARKWAY AND NORTH OF 159TH STREET FOR ONEKA PLACE 2nd <br />ADDITION <br />WHEREAS, CPDC — Pratt — Oakwood, LLP, has requested approval of a final plat <br />development to allow construction of 42 single family lots and 3 outlots on the property <br />legally described as follows: <br />Outlots J and K, Oneka Place <br />WHEREAS, the Planning Commission has reviewed the preliminary plat and PUD at a <br />duly called Public Hearing and recommends approval, and; <br />WHEREAS, the City Council approved the preliminary plat and PUD at its meeting on <br />May 21, 2018. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by CPDC — Pratt — Oakwood, LLP„ for a final plat and development agreement, <br />subject to the following conditions: <br />1. A final plat is approved to allow the creation of 42 single family home lots and 1 <br />outlot, in accordance with the application and plans received by the February 15, <br />2019, February 22, 2019, and March 12, 2019. except as amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the <br />preliminary plat and PUD approval granted by the City Council on May 21, 2018. <br />3. Development standards shall comply with Resolution 2018-14 and 2018-15, as <br />amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated April 11, 2019, and revisions required in "red -lined" comments from the City <br />Engineer. <br />5. Outlot Use and Ownership: <br />a. Outlots A is proposed for landscaping and shall be deeded to the City. The <br />Landscaping shall be maintained by the Homeowners Association. <br />b. Outots B and C are proposed for additional phases of the development. <br />6. The developer shall design and install a storm water re -use system for the irrigation of <br />the lots. <br />7. The landscaping planned for the plat shall be installed in one phase. The developer <br />shall take proper precautions to protect the trees as the homes are being built. <br />
