Minutes for the Planning Commission Meeting of Thursday, April 25, 2019 <br />Chair Kleissler called the meeting to order at 7:00 p.m. <br />PRESENT: Arcand, Derr, Fry, Kleissler, Lessard, Luchsinger. <br />ABSENT: Mulvihill, Tjernlund. <br />STAFF: Rachel Juba, Community Development Director <br />Emily Weber, Community Development Assistant <br />Approval of Minutes for the Planning Commission Meeting of March 28, 2019 <br />Commissioner Derr made a motion, seconded by Commissioner Arcand, to approve minutes for <br />the meeting of March 28, 2019. <br />Lessard Abstained. <br />Motion carried. <br />Background on the 130th Street Reconstruction Proiect <br />Madam Chair asked Juba to provide a background the 1301h Street reconstruction project. <br />Juba stated that the surrounding property owners have been notified of the project. The project <br />goes out to bid on April 30, 2019. The City expects the project to start late May or early June, <br />with construction starting once the school year is done. Construction will begin on the west side <br />of the project near Flay Avenue and move east. The project is expected to run through the <br />construction season, finishing in October. The City will send out notices as well as keep updates <br />on the website. <br />Public Hearing — OP5 Adelaide, LLC Request for PUD Amendment for the Adelaide <br />Landing Development. <br />Staff provided background on the PUD Amendment for the Adelaide Landing Development that <br />is being requested by the Excelsior Group. The overall 215 -acre site is north of 130th Street and <br />east of Forest Boulevard. The property is zoned PUD and has been platted for the first two <br />phases of the development. The property to the north is zoned low density multiple family <br />residential (R4) and is occupied by the Pine Meadows neighborhood. The properties to the east, <br />south, and west are zoned single family residential and are occupied by the Country Ponds, <br />Beaver Ponds, and Birch Tree Ponds residential development. The properties west of Forest <br />Boulevard are zoned general industrial. <br />The applicant is asking for a PUD amendment to replace the 70 -foot wide lots with 65 -foot wide <br />lots. With the PUD amendment the total proposed lots would be 324, where 319 were originally <br />approved with the original PUD request in 2017. <br />
