Madam Chair invites the applicant to come back forward. Schmidt states that there is an <br />opportunity to have a drainage and utility easement over the 15 foot wide swath of trees if that is <br />desired. The developer will not be planting additional trees in that area. Smith also stated they <br />are willing to work with residents to solve any problems or concerns that come up. <br />5815 135th Street North, Jeffrey Dumrose — Is concerned that the tree stand near his property <br />will be removed if the developer decides to remove trees at a later date. Juba asks for <br />clarification on the location of the tree stand. She then continues to say that there is an approved <br />landscaping plan for that particular area, and the tree stand will remain. <br />Chair Kleissler closed the public hearing at 7:29pm and brings the discussion to the Planning <br />Commission. <br />Commissioner Fry clarifies that the change in lot size is to adjust to the builders of the project <br />and to keep lot prices from increasing. <br />Chair Kleissler asks for a clarification on the park dedication fees. Juba responds by stating that <br />the developer will have to pay park dedication fees for the additional lots. <br />Commissioner Derr mentions that the first phases of the project have been successful with high <br />quality products. <br />Arcand made a motion to approve the OP5 Adelaide, LL request for PUD Amendment for the <br />Adelaide Landing Development subject to the conditions listed in the resolution. Luchsinger <br />seconded. <br />All ayes. Motion carried. <br />Adjournment <br />The next meetings will be May 9, 2019 and May 23, 2019. <br />Commissioner Arcand made a motion, Commissioner Fry seconded, to adjourn at 7:34 pm. <br />All Ayes.
