Agenda Number: H.8 <br />CITY OF HUGO <br />PLANNING AND ZONING <br />APPLICATION <br />STAFF REPORT <br />TO: Bryan Bear, City Administrator <br />FROM: Rachel Juba, Community Development Director <br />SUBJECT: OP5 Adelaide (Excelsior Group) — Adelaide Landing PUD Amendment <br />DATE: May 2, 2019 for the City Council meeting of May 6, 2019 <br />ZONING: Planned Unit Development (PUD) <br />LAND USE: Low Density Residential (LD) <br />DEADLINE DATE: 120-days — June 14, 2019 <br />1. PLANNING COMMISSION UPDATE: <br />At its April 25, 2019, meeting the Planning Commission held a public hearing and considered the <br />request. There were two residents that spoke during the public hearing. They had questions about <br />tree preservation and the landscape plan. Staff stated that they are preserving additional trees on <br />the northeast portion of the development, that were previously planned to be removed. A new <br />landscape plan will be reviewed and approve with a final plat application that would include that <br />area. The Planning Commission agreed that the proposed amendment was reasonable and it <br />would not noticeably change the overall plan for the PUD. The Planning Commission <br />unanimously recommended approval of the PUD amendment to the City Council, subject to the <br />conditions listed in the resolution. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a PUD amendment to change the 70-foot wide single <br />family lots to 65-foot wide single family lots. There was a previous administratively approved <br />PUD modification that allowed a revision to the plan that changed six 85-foot side lots to eight <br />65-foot wide lots, adding 2 additional lots to the overall development.
