RESOLUTION 2019-19 <br />APPROVING A FINAL PLAT FOR FRENCHMAN PLACE 4TH ADDTION ON <br />PROPERTY LOCATED NORTH OF FRENCHMAN ROAD (COUNTY ROAD 8) <br />AND WEST OF EVERTON AVENUE <br />WHEREAS, MWF Properties has requested approval of a final plat for one lot on the <br />property legally described as follows: <br />Outlot B, Frenchman Place <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request for a final plat, subject to the following findings and conditions, and; <br />1. A Final Plat is approved to create 1 lot in Frenchman Place 4TH Addition, in <br />accordance with the application and plans received on February 15, 2019, except as <br />amended by this resolution. <br />2. The Final Plat shall be subject to the pre plat approvals (Resolutions 2008-17) granted <br />by the City Council on March 8, 2008, except as amended by this resolution. <br />3. Approval is contingent upon approval of the wetland mitigation/replacement plan <br />from the Technical Evaluation Panel (TEP). <br />4. Compliance with condition 7 of Resolution 2008-17 approving the preliminary plat is <br />not required for future phases of Frenchman Place. Each new application shall be <br />evaluated for compliance with City Code and Commercial and Industrial Design <br />Guidelines in place at the time of site plan review and approval. <br />5. Prior to the release of the final plat for recording, the developer must comply with the <br />following conditions: <br />a. The developer must comply with all conditions outlined in the City Engineer's <br />memo dated April 11, 2019. <br />b. The developer shall obtain all necessary local, county, state, and federal permits. <br />c. All escrows, fees, and charges shall be paid. <br />6. Prior to the issuance of any building permits and release of any remaining escrow, the <br />developer must comply with the following conditions: <br />a. The developer shall file the Final Plat and associated documents at Washington <br />County. Proof of recording must be provided to the City. <br />
