The development shall comply with the following setbacks: <br />Minimum front yard set back from private <br />drive curb <br />25 feet <br />Minimum side yard setback <br />10 feet <br />Minimum side yard setback (internal) <br />15 feet between buildings <br />Minimum rear yard setback <br />25 feet <br />Minimum rear yard setback (internal) <br />15 feet between buildings <br />Setback around perimeter of the site (exterior <br />property lines) <br />25 feet <br />Rear yard and setback around perimeter of the <br />site (exterior property lines) for Lots 20 - 23 <br />15 feet <br />FURTHER, that the following conditions be met prior to issuance of building permits: <br />9. The applicant shall comply with the conditions in the City Engineer's memo dated <br />March 15, 2006. <br />10. The landscape plan shall be revised and reviewed and approved by staff. <br />a. The landscape plan shall be revised to show proposed building foot prints, <br />proposed grading. <br />b. The landscape plan shall be revised to remove any landscaping that <br />interferes with utilities or drainage. <br />11. The final plat, development agreement and associated documents must be <br />recorded at the County. <br />12. No changes shall be made to the HOA documents unless approved by the City of <br />Hugo in writing. Any amendments to the HOA documents must be filed at <br />Washington County. <br />13. The developer shall submit building elevations and a design palette including <br />colors for siding, shake, shutters, shingles, brick, and stone for each of the <br />buildings. No adjacent building shall have the same front elevation colors or <br />architectural styles and the buildings shall have varied and interesting detailing. <br />Each home shall utilize architectural accent features such as dormers, bay <br />windows, arched windows, etc. <br />14. A 12-foot trail easement shall be dedicated to the City as shown on plans dated <br />April 22, 2019. <br />15. Any retaining wall over 48 inches shall have a fence along the top. The fence <br />shall be architecturally decorative. The design of the fence shall be reviewed and <br />approved by staff. <br />
