DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a minor subdivision for the creation of two lots out of one <br />0.63 acre lot located at 14032 Flay Avenue North. The variance request is to allow a variance in <br />lot sizes of the proposed lots. The minimum lot size required in the Central Residential (CR -3) <br />zoning district is 8,400 square feet, which the proposed lots meet. However, the property is <br />within the Shoreland District, which requires a minimum lot area of 15,000 square feet. The <br />proposed lot sizes are 14,875 square feet for Parcel A and 12,560 square feet for Parcel B, <br />therefore a variance is required. <br />2. BACKGROUND: <br />In 1976, the subject lot was previously platted as two lots, lots 5 and 6 block 1, in Traeger's <br />Addition Plat 2. The two lots were then combined by the previous owner in 2012. The parcel <br />now sits vacant as the original home burned down in 2017. <br />3. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The property is currently zoned Central Residential District (CR -3) and is a vacant lot on the <br />corner of 1401h Street North and Flay Avenue North. The 2030 Land Use Plan lists the property <br />as Low Density Residential (LD). The surrounding properties are zoned CR -3 and are occupied <br />by single family homes. Properties to the west are zoned General Business District (C-1). <br />
