Gopher State Storage Site Plan and Variance <br />Page 8 <br />Trails <br />Hardwood Creek Trail is on the west side of TH 61. The applicant is not proposing any <br />sidewalks or trails with this development. <br />Signage <br />The Peloquin Industrial Park monument sign is located on this site. The applicant has stated that <br />they plan to keep the sign on the property and may, at a later date, propose a new monument sign <br />for the Industrial Park. Staff recommends that the applicant propose a monument sign design <br />and location with this project. <br />The applicant is showing signs on the building. Staff did not review the proportions of the signs <br />on the building. A sign permit application will be required before the installation of any sign on <br />the property or building. The signs will not be approved as part this request. <br />Drainage/Grading <br />The applicant has submitted their stormwater management plan for the site that meets the <br />appropriate requirements for the overall development. A stormwater pond was previously <br />constructed to meet stormwater management requirements than can accommodate the proposed <br />changes to the site plan. <br />Staff is still working on technical details on the stormwater management plan that may result is <br />small revisions to the stormwater management plan. It is not expected to change the overall <br />layout of the site plan. <br />Utilities <br />Water service will be connected to the existing watermain on the west side of the proposed <br />building and the sanitary sewer service will be extended from the existing sanitary sewer on the <br />east side of the proposed building. <br />Wetlands <br />In December 2016, the Technical Evaluation Panel (TEP) approved a wetland delineation for the <br />site. The applicant is not proposing to impact any wetlands on site. <br />Park Dedication <br />Park dedication fees do not apply to industrial properties. <br />
