Park Dedication proposal for multi -family housing to <br />be called "Rosemary Apartments" <br />DATE: March 15, 2019 for the Parks Commission meeting of March 20, 2019 <br />1. DESCRIPTION: <br />The applicant is requesting approval of a Final Plat and Site Plan for a three-story multi- <br />family housing project. It would consist of 45 housing units in a three-story apartment <br />complex with underground parking. The property is currently vacant and totals 18.15 <br />acres, however a majority of the site is either wetland or covered by a conservation <br />easement that prohibits construction. This leaves the total buildable acreage of 4.787 <br />acres. It is generally located north of Rosemary Way. <br />The property is zoned Medium Density Residential (R-5). The proposed development is <br />consisting with the existing zoning classification. <br />The property to the north, across 130th Street, is zoned Agricultural and is currently <br />occupied by single family homes on 10+ acre lots. The property to the east is zoned <br />Medium Density Residential and is occupied by a church. The property to the south is <br />zoned General Business and is occupied by a daycare and medical building. The <br />property to the west, is occupied by townhomes. Also nearby is a large grocery store and <br />retail stores. <br />2. CONSISTENCY WITH THE PARKS PLAN: <br />Trails and Sidewalks <br />Currently, there are sidewalks on the north and south side of Rosemary Way which will <br />serve the housing development.
