Image Placeholder <br />ACOMPREHENSIVE SANITARY <br />SEWER PLAN <br />2040 COMPREHENSIVE PLAN UPDATE DRAFT Dec14-17 <br />for review only <br />Sub-district M2 and M3 are located directly south and east of Sub- <br />district M1, respectively� The sub-districts are currently undeveloped <br />and zoned for future commercial and medium density residential� <br />When each of these sub-districts develop, an extension of sanitary <br />sewer service from Sub-district M1 will be required� <br />District N <br />Sanitary Sewer District N consists of approximately 995 acres of <br />developable land divided into nine Sub-districts: N1, N2, N3, N4, N5, <br />N6, N7, N8, and N9� <br />Sub-districts N1, N2, N3, N4, N5, N6, and N7 are located west of TH <br />61 and south of 159th Street North, with the exception of N1 which <br />is located south of 165th Street North and bordering the City’s west <br />boundary line� Sanitary Sewer Sub-districts N2, N4, N5, and N6 are <br />fully developed low density residential and medium density residential <br />and are serviced by 8-inch to 15-inch sanitary sewer� Lift Station No� <br />8 is located within Sub-district N2 and serves a limited number of <br />residential homes on Empress Avenue� Sub-districts N2, N4, and N6 <br />are directly connected to the MCES interceptor at connection point N1, <br />and Sub-district N5 is directly connected to the MCES interceptor at <br />connection point N2� These sub-districts are not expected to develop <br />further and the capacity of the existing trunk sanitary sewer system is <br />sufficient to accommodate existing flows. <br />The eastern half of Sub-district N3 is developed as low density <br />residential and served by 8-inch sanitary sewer which connects to <br />Sub-district N2� <br />Sub-districts N1 and N7 are currently undeveloped and zoned <br />for future low density residential and medium density residential, <br />respectively� When N1 develops, an extension of trunk sanitary sewer <br />service from Sub-district N4 will be required, and when N7 develops, <br />an extension of sanitary sewer service from Sub-district N6 will be <br />required� <br />Sub-districts N8 and N9 are located east of TH 61 and south of <br />159th Street North� Sanitary sewer Sub-district N9 is fully developed <br />industrial, commercial, low density residential, and public/quasi- <br />public and is serviced by 8-inch to 12-inch sanitary sewer� The <br />sanitary sewer within Sub-district N9 is directed to Sub-district N6 <br />and eventually is connected to the MCES interceptor at connection <br />point N1� This sub-district is not expected to develop further and the <br />capacity of the existing trunk sanitary sewer system is sufficient to <br />accommodate existing flows. <br />Sub-district N8 is currently undeveloped and zoned for future low <br />density residential and commercial� When this sub-district develops, <br />an extension of trunk sanitary sewer service from Sub-districts N6 and <br />N9 will be required <br />District O <br />Sanitary Sewer District O consists of approximately 930 acres of <br />developable land divided into four sub-districts: O1, O2, O3, and O4� <br />Sub-districts O1, O2, and the western portion of Sub-district O3 are <br />located west of TH 61 and south of 170th Street North� The eastern <br />portion of Sub-district O3 and Sub-district O4 are located east of <br />TH 61 and south of 170th Street North� All four districts are currently <br />undeveloped� Sub-district O1 is zoned for future industrial and medium <br />Sub-districts O1 and O2 are both zoned for future industrial and <br />medium density residential, with also a high density residential zone <br />located in the northeastern portion of Sub-district O2� Sub-district O3 <br />is zoned for future industrial, medium density residential, high density <br />residential, mixed use, and low density residential, and Sub-district O4 <br />is zoned for future low density residential� When each of these sub- <br />districts develop, an extension of trunk sanitary sewer service from the <br />MCES interceptor sewer at connection point O1 will be required� <br />District P <br />Sanitary Sewer District P consists of approximately 470 acres of <br />developable land� The Sewer District was not further subdivided into <br />sub-districts�
