Preliminary Plat and PUD General Plan for a <br />residential development to be known as “Adelaide Landing” <br /> <br />DATE: March 10, 2017 for the Parks Commission meeting of March 22, 2017 <br /> <br /> <br />1. BACKGROUND: <br /> <br />At the meeting of July 13, 2017, the Parks Commission provided comments on a sketch <br />plan submitted by Excelsior Group for a residential development now known as <br />“Adelaide Landing”. Discussion included the proposed trail system, dedication of a park, <br />and construction of some park improvements. <br /> <br />Excelsior Group has made a proposal for park dedication that includes a combination of <br />park land and fees. They are also proposing to construct a trail system and grade and <br />landscape the park. <br /> <br /> <br />2. DESCRIPTION: <br /> <br />Excelsior Group has submitted an application requesting approval of a Preliminary Plat <br />and Planned Unit Development (PUD) for a residential development. The property totals <br />216.6 acres and is comprised of seven parcels. The preliminary plat includes 319 single <br />family residential lots and 10 outlots to be known as “Adelaide Landing”. <br /> <br />The PUD General Plan will be for all 216.6 acres of the property and will be rezoned <br />from Single Family Detached Residential (R-3) to Planned Unit Development (PUD). <br />The property includes wetlands and floodplain for a total buildable acreage of 146.2 <br />acres. An 18 acre City-owned property that is mostly wetland will be used for <br />stormwater ponding. <br /> <br />The development is generally located north of 130th and east of Highway 61. The plan <br />includes residential lots, preserved wetlands, stormwater ponding areas, a park, sidewalk
