Sketch Plan Review and Exterior Storage CUP <br />Page 6 <br />1. The proposed use is permissible bylaw. <br />The proposed use is permissible by law. <br />2. The proposed use is keeping with the spirit and intent of the ordinance. <br />The spirit and intent of the ordinance is to allow exterior storage, as long as it's adequately <br />screened from view of adjacent properties. The applicant is proposing to screen the exterior <br />storage areas. The exterior storage area will be located behind the principal building and staff is <br />comfortable with the proposed location of the outdoor storage area. Additional landscaping may <br />be required to screen the locations on the east side of the property. <br />3. The proposed use is compatible with the City's Comprehensive Plan and the character of <br />the surrounding area. <br />The property is guided as Industrial in the 2040 Land Use Plan with residential properties to the <br />west. The character of the area is mostly industrial. There are industrial users to the north, east, <br />and south of the property that also utilize exterior storage on site. The surrounding industrial <br />users have similar ratios of buildings to exterior storage and is compatible with the land use of <br />the surrounding area. In addition to Fenway Boulevard, the building and proposed screening will <br />act as a buffer between the residential neighborhood and the industrial park. It is in staff's <br />opinion that the proposed use is compatible with the character of the surrounding area. <br />The applicant is cognizant of the residential neighborhood within close proximity of the site. <br />Staff has asked the applicant to create an emphasis of interior circulation on site to limit the <br />traffic on public streets. <br />4. The proposed use has adequate drainage, water supply, electrical, gas, and sewage <br />treatment facilities. <br />The property has adequate utilities available to the site and will utilize stormwater management <br />on site. <br />5. The proposed use has adequate road access. <br />The property has adequate access from Fenway Boulevard North. <br />6. Technical Evaluation of Floodplain. <br />The applicant is not proposing to impact any floodplain. <br />7. The proposed use may not create a danger that materials may be swept onto other lands, or <br />downstream to the injury of others, or block bridges, culverts, or other hydraulic structures. <br />The proposed use will not have materials swept downstream. <br />
