DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a Preliminary Plat and Planned Unit Development (PUD) <br />for a residential development. The property totals 51.5 acres and is comprised of four parcels. <br />The preliminary plat includes 93 single family residential lots and 3 outlots to be known as "Rice <br />Lake Reserve". <br />The PUD General Plan will be for all 51.5 acres of the property and is proposed to be rezoned <br />from Future Urban Service (FUS) to Planned Unit Development (PUD). The property includes <br />wetlands and floodplain for a total buildable acreage of 29.5 acres. <br />The applicant is requesting PUD flexibility on the following: <br />Flexibility to allow a minimum lot size of 7,089 square feet, where 10,400 square feet is <br />required. <br />Flexibility to allow a minimum lot width of 55 feet, were 80 feet is required by ordinance. <br />
