Gopher State Storage Site Plan and Variance <br />Page 7 <br />turnaround more easily to access the storage units and entrance of the proposed storage building. <br />Since the site plan has short dead end drive aisles due to the constraints of the site, this is a good <br />addition to the site plan. <br />Fencing/Screening <br />The applicant is not proposing any outdoor storage. The applicant is proposing to replace the <br />existing black chain link fence between the buildings along the west side of the property with <br />decorative architectural black fence (like wrought iron fencing). The applicant has provided <br />details of the style of fence. The applicant shall replace the existing chain link fence along the <br />west property line with decorative architectural black fence. <br />The area of the site containing the buildings and parking/driveways is proposed to be enclosed <br />with black chain link fence. The plans shall be updated to show the fence locations. <br />The applicant is proposing to have roof top mechanical equipment. The plans show the <br />equipment to be screened by a five foot parapet on the east side of the building. It is unclear if <br />this is for the rest of the sides of the building. The applicant should show the parapet height on <br />other elevations. If the parapet remains at approximately five feet, staff would be comfortable <br />with the screening method of the equipment. Prior to the issuance of a building permit, all roof <br />top mechanical equipment shall be screened. <br />The trash enclosure is proposed to be located adjacent to the building on the east side. It is <br />proposed to match the integrally colored rock face block that are a buff and reddish color on the <br />existing buildings. It is different material than the proposed building. The gate is proposed to be <br />a reddish color to match the red on the building. <br />Landscaping and Lighting <br />Section 90-181 of the Zoning Ordinance provides landscaping requirements for industrial <br />developments. In order to meet the landscape requirements for the proposed site, 18 overstory <br />deciduous trees, 10 coniferous trees, 10 ornamental trees, and 72 shrubs would be required to be <br />installed. The applicant is not proposing to alter the existing landscape buffer on the east side of <br />the property that borders the ditch. Because of this, the City has reduced the number of required <br />trees by 10%. The applicant is proposing to install 10 overstory deciduous trees, 10 coniferous <br />trees, 7 ornamental trees, and 69 shrubs. The landscape plan will need to be revised to include 7 <br />more trees to meet the required number of trees. The landscape plan shall be revised to show <br />areas that will be sodded and seeded. The applicant has stated the property will be irrigated to <br />water the plants and grass. <br />Because of the sewer easement and right-of-way dedication, the applicant has proposed <br />landscaping and stormwater management within the easement areas. Staff is comfortable with <br />this request and will add condition that an encroachment agreement is executed with the <br />applicant. <br />
