Gopher State Storage Site Plan and Variance <br />Page 9 <br />Utilities <br />Water service will be connected to the existing watermain on the west side of the proposed <br />building and the sanitary sewer service will be extended from the existing sanitary sewer on the <br />east side of the proposed building. <br />Wetlands <br />In December 2016, the Technical Evaluation Panel (TEP) approved a wetland delineation for the <br />site. The applicant is not proposing to impact any wetlands on site. <br />Park Dedication <br />Park dedication fees do not apply to industrial properties. <br />6. CONCLUSION: <br />The applicant has made changes to the architecture and building materials and has done a good <br />job working on making the project cohesive with the existing buildings. The applicant is <br />proposing to build the project in one phase to complete the architecture of the building. It is in <br />staff's opinion that there has been progress made on the architecture and an effort to design the <br />building with quality materials and attractive details that are cohesive with the existing building <br />on site in regards to building materials and colors. <br />It is staff opinion that the applicant meets the requirements necessary to approve the site plan and <br />variance request. <br />7. STAFF RECOMMENDATION: <br />Staff recommends approval of the site plan and variance requests for the three-story climate <br />controlled storage facility located at 5560 152nd Street North. <br />ATTACHMENTS: <br />1.
