RESOLUTION 2019 - <br />APPROVING A SITE PLAN FOR A MINISTORAGE FACILITY ON PROPERTY LOCATED <br />AT 5560 152ND STREET NORTH <br />WHEREAS, Minnesota Built Hugo Minnesota, LLC. has requested approval of a site plan to allow <br />construction of a three-story climate controlled storage building with a foot print of approximately <br />16,600 square feet on the property located at 5560 52nd Street North and legally described as follows: <br />See Attachment. <br />WHEREAS, the Planning Commission has reviewed the site plan and recommends approval; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />HUGO, MINNESOTA, that it should and hereby does approve the request by Minnesota Built Hugo <br />Minnesota, LLC for a site plan, subject to the following conditions: <br />1. A site plan is approved to allow development of one (1) lot for a ministorage facility, in accordance <br />with the application received by the City on July 16, 2019, and September 9, 2019, except as <br />amended by this resolution. <br />2. The applicant shall comply with all conditions from the City Engineer's memo dated August 14, <br />2019, and additional redlined comments provided to the applicant's engineer. <br />3. A sign permit is required for all signs. The sign permit application shall be reviewed and approved <br />by City staff prior to installation. <br />4. Prior to grading, the applicant shall obtain any necessary permits from FEMA for filling the <br />floodplain. <br />5. Prior to issuance of building permits, the developer must comply with the following conditions: <br />Architecture <br />a. Staff shall review and approve the building material textures. <br />b. Staff shall review and approve the building material colors. <br />c. Staff shall review and approve the architectural metal texture and color. <br />d. Staff shall review and approve the architecture and building material revisions to the existing <br />buildings. <br />e. No signage or images be allowed to be displayed in the windows. <br />f. The internal roof drainage system that shall be integrated into the building design and shall be <br />reviewed and approved by staff. <br />
