7300 WEST 147TH STREETI SUITE 5041 APPLE VALLEY, MN 55124-75801 (952) 431-4433 <br />September 05, 2019 <br />Project Narrative: Architectural Character <br />Fl - <br />C VH <br />cH��1s <br />Through consultation with the City Planner, Rachel Juba, the architectural character of the building <br />design has evolved in several important ways to meet the concerns expressed. <br />Primarily, the overall expression has migrated away from a more modernist expression with floating <br />geometric shaped box elements. The general architectural language was changed to one using more <br />traditional elements, albeit simplified, and appropriate for this site and use. This architectural approach <br />is more in keeping with some of the other commercial developments in the City of Hugo. <br />To that end, the corner boxes at each end of the west elevation were redesigned as `towers'. This <br />allowed for variation in parapet height, as well as allowed the fagades to step in an out. Strong corner <br />elements are a common approach in traditional building, accenting the place where two sides of the <br />building come together, and add depth, shadow, and three-dimensional expression. In addition, the <br />bottom 4' of the wall has been changed to a corduroy pattern, cast into the panel at fabrication. Again, <br />this is a common approach in traditional building, to make the lowest part of the wall of a rougher <br />material or texture where the building touches the ground. This provides contrast and helps set off the <br />upper parts of the wall as more refined. <br />To match the existing buildings, the precast wall panels will be designed in consultation with the <br />fabricator and the City Planner, to find a concrete, aggregate and pigment mix which approximates the <br />field color of the rock faced block on the existing one-story buildings. The copper color of the existing <br />roofs will also be matched in the wall parapet caps, to help integrate the two buildings for color and <br />material. The proposed maroon colored horizontal metal panels will be added to the gable ends of the <br />one-story buildings, to provide a better a match between the two buildings as well. And finally, the <br />proposed darker accent color, a concrete stain, will be color -matched to the color of the horizontal band <br />of rock faced block on the existing one-story buildings. <br />In conclusion, the proposed Gopher State Storage climate -controlled building will use materials that <br />are either match exactly, or are chosen in the same color palette to approximate the colors of the <br />existing buildings.
