Agenda Number:
CITY OF HUGO
PLANNING AND ZONING
APPLICATION
STAFF REPORT
TO: Bryan Bear, City Administrator
FROM: Rachel Juba, Community Development Director
G.22
SUBJECT: OP5 Adelaide (Excelsior Group) — Adelaide Landing PUD Amendment
DATE: December 31, 2019 for the City Council meeting of January 6, 2020
ZONING: Planned Unit Development (PUD)
LAND USE: Low Density Residential (LD)
DEADLINE DATE: 120-days — February 8, 2020
1. PLANNING COMMISSION UPDATE:
At its Thursday, December 19, 2019, meeting the Planning Commission considered and held a
public hearing on the request. There was one resident that spoke during the public hearing that
had concerns about additional traffic and the reduced setbacks proposed. She questioned why the
developer did not anticipate the requested setbacks during the original approval of the PUD and
preliminary plat. The applicants representative addressed the Planning Commission and stated
that the home builder was not a partner with the applicant during the original approvals. The
density and number of lots is not changing, but the reduced setbacks for the type of home product
they would like to build are proposed to be changed.
The Planning Commission discussed the request. They stated they liked products that are already
built in the development by the proposed builder. They recommended approval of the PUD
amendment OP5 Adelaide (Excelsior Group) for the development known as "Adelaide Landing",
subject to the conditions listed in the resolutions.
