Variance and Conditional Use Permit (CUP) request for <br />properties located south of 1771h Street and west of Henna Avenue North. <br />Request to terminate the existing development agreement on the properties <br />located at 7355 177th Street North and 17530 Henna Avenue North. <br />DATE: December 31, 2019, 2019 for the City Council Meeting of January 6, 2020 <br />COMPREHENSIVE PLAN: Agricultural (AG) <br />ZONING: Future Urban Service (FUS) <br />REVIEW DEADLINE: 120-days — March 5, 2020 <br />1. PLANNING COMMISSION UPDATE: <br />At its Thursday, December 19, 2019, meeting the Planning Commission considered and held a <br />public hearing on the request. Staff provided background on the request and recommended <br />approval to the Commission. There was no one who spoke during the public hearing except the <br />applicant's representative who thanked the Planning Commission for considering the request. <br />The Planning Commission agreed that the applications met the criteria necessary to approve the <br />variance and CUP requests and recommended approval of the applications to the City Council, <br />subject to the conditions listed the resolutions. The Planning Commission also recommended <br />approval of the release of the covenant against parcel 7355 1771h Street North and 17530 Henna <br />Avenue North, if the variance and CUP are approved with the conditions listed in the resolutions. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval a variance for the property located at 17530 Henna Avenue <br />North for the property to have 0 feet from street frontage, where 300 feet is required by <br />ordinance. The property is an existing land locked parcel with an existing home. <br />The applicant is also requesting approval of a conditional use permit (CUP) for shared driveway <br />that provides access to 3 parcels, parcels A, B, and C (17530 Henna Avenue North, 17590 Henna <br />Avenue North, and 7355 177th Street North,). Shared driveways require approval of a CUP. The <br />
