Property Line <br />Adjustment for properties located at 17636 and 17742 Keystone Avenue <br />North. <br />DATE: February 26, 2020 for the City Council meeting of March 2, 2020. <br />ZONING: Agricultural (AG) <br />REVIEW DEADLINE: March 24, 2020 <br />1. DISCRIPTION OF REQUEST: <br />The applicant is requesting approval of a property line adjustment for the properties located at <br />17636 Keystone Avenue North (Parcel B) and 17742 Keystone Avenue North (Parcel A). The <br />properties are generally located north of 1701h Street North and west of Keystone Avenue North <br />and are both zoned Agricultural. Parcel A is 24.79 acres and Parcel B is 10 acres in size. The <br />applicant is proposing to adjust the common property line between the properties so that there is <br />an even transfer of property and both parcels will remain the same the size. <br />2. ANALYSIS: <br />Section 90-339 of the City's Comprehensive Land Use Regulations states that, "where adjacent <br />property owners desire to adjust their mutual lot line without creating a new parcel or lot of record, <br />they may request a property line adjustment." Subd. (2) of this section further states that, Where <br />the adjustment of the property line between two properties retains or causes both properties to be <br />in conformance with this chapter, the zoning administrator shall provide the application to the city <br />council for administrative review and consideration." <br />Findings <br />Staff finds that both properties are in compliance with all applicable regulations in the City Code <br />and will continue to comply after the property line adjustment. <br />
