PLANNING COMMISSION UPDATE: <br />At its February 27, 2020 meeting, the Planning Commission considered the sketch plan <br />application submitted by Golden Valley Land Company. The applicant had previously attended <br />the Parks Commission meeting on March 20, 2019 and the Planning Commission meeting on <br />March 28, 2019 and received feedback from staff as well as the Commissioners. The applicant <br />then submitted a new sketch plan and staff provided an overview of the changes to the Planning <br />Commission. The applicant requested that the Planning Commission provide feedback on the <br />overall layout of the sketch plan, lot sizes, and setbacks for the site. <br />Generally, the Planning Commission liked the layout of the site, the trail connections, and the <br />additional access points that the applicant added to the sketch plan. At the meeting in 2019, the <br />Planning Commission expressed their concern with the proposed 5 foot side yard setbacks and <br />stated that they would like to see 7.5 foot side yard setbacks. However, the Commissioners <br />thought that the 50 foot wide lots shown on the sketch plan were acceptable. The applicant kept <br />the 5 foot side yard setbacks with the submittal of the new plans. They stated that the proposed <br />villa products will be 40 feet wide, and if they have a 7.5 foot side yard setback they will lose too <br />many lots and will not be able to meet the net density requirement. In response to this, the <br />Planning Commission discussed how the applicant could provide more creativity to the layout <br />and add character to the development in exchange for the smaller side yard setbacks. <br />Among their discussion, the Planning Commission suggested that the applicant add variation or <br />curvature to the long, straight road that was shown on the sketch plan and that the applicant <br />remove one or more lot along that same road.
