EXHIBIT B <br />APPROVAL CONDITIONS <br />1. The final plat is approved to allow the creation of 79 single family lots and 3 outlots, in <br />accordance with the plans and application received by the City on January 23, 2020, and <br />March 2, 2020, except as amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on May 1, 2017 and PUD Amendment on <br />May 6, 2019 and January 6, 2020. <br />3. Development standards shall comply with Resolution 2017-10, 2017-11, 2019-21, and <br />2020-3, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated March 11, 2020, and revisions required in "redlined" comments from the City <br />Engineer. <br />5. Outlot use and ownership: <br />a) Outlot A is proposed for stormwater management, wetland, and a portion is a <br />ditch. The outlot will be deeded to the City with the recording of the final plat. <br />b) Outlot B is proposed for stormwater management and includes wetlands. The <br />outlot will be deeded to the City with the recording of the final plat. <br />c) Outlot C is proposed for future development of the site and will retain the <br />ownership of the developer. <br />6. The developer shall design and install a stormwater re -use system for irrigation of the <br />individual lots. <br />7. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re -use system. All <br />landscaping within the right-of-way in the street islands is to be installed by the developer <br />Adelaide Landing 5th Addition <br />HEZ <br />
