RESOLUTION 2020-16 <br />APPROVING A FINAL PLAT AND DEVELOPMENT AGREEMENT FOR OP5 <br />ADELAIDE, LLC FOR ADELAIDE LANDING 5th ADDITION <br />WHEREAS, OP5 Adelaide, LLC, has requested approval of a final plat for the property legally <br />described as follows: <br />Outlot B, Adelaide Landing 4th Addition <br />WHEREAS, the Planning Commission has reviewed the preliminary plat and PUD at a duly <br />called public hearing and recommended approval of the preliminary plat and PUD; and <br />WHEREAS, the City Council approved the preliminary plat and PUD at its meeting on May 1, <br />2017. <br />NOW, THEREFORE, BE IT HEREBY RESOVLED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does approve the request by OP5 Adelaide, <br />LLC, for a final plat, subject to the following conditions: <br />1. The final plat is approved to allow the creation of 79 single family lots and 3 outlots, in <br />accordance with the plans and application received by the City on January 23, 2020, and <br />March 2, 2020, except as amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on May 1, 2017 and PUD Amendment on <br />May 6, 2019 and January 6, 2020. <br />3. Development standards shall comply with Resolution 2017-10, 2017-11, 2019-21, and <br />2020-3, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated March 11, 2020, and revisions required in "redlined" comments from the City <br />Engineer. <br />5. Outlot use and ownership: <br />a) Outlot A is proposed for stormwater management, wetland, and a portion is a ditch. <br />The outlot will be deeded to the City with the recording of the final plat. <br />b) Outlot B is proposed for stormwater management and includes wetlands. The outlot <br />will be deeded to the City with the recording of the final plat. <br />c) Outlot C is proposed for future development of the site and will retain the ownership <br />of the developer. <br />6. The developer shall design and install a stormwater re -use system for irrigation of the <br />individual lots. <br />
