CIVIL ENGINEERING To address stormwater management requirements and to limit impervious surfaces the entire parking lot will be paved with a porous bituminous mixture. The building will be served with sanitary sewer from the existing main that runs along the shoreline. The developer will work with the city to extend a new watermain through the site to provide redundancy to an aging city system. TRAFFIC The first phase access will be on the northen edge of the site. The future phases access would be full access aligning with 146t' Street, and the first phase access would become a right in/ out only. Parking is shared throughout the site and offers easy access for all uses. The ratios for each phase are in line with industry standards for food and retail uses. Retail 10,100 SF 40.4 stalls required 51 stalls proposed Restaurant 5,000 SF 66.6 required 50 stalls proposed (69 installed in phase 1) Event Center (200 seats) 133.3 stalls required 150 stalls proposed Total parking 182 stalls At times of planned events such as farmers market or recreational events the developer would seek temporary permits for parking. In order to attract quality future tenants such as coffee or ice cream, a drive through has been incorporated.
