RESOLUTION 2020-21 <br />APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT FOR CPDC — <br />PRATT — OAKWOOD, LLP, ON PROPERTY LOCATED WEST OF ONEKA <br />PARKWAY AND NORTH OF ETHAN TRAIL NORTH FOR ONEKA PLACE 4tn <br />ADDITION <br />WHEREAS, CPDC — Pratt — Oakwood, LLP, has requested approval of a final plat <br />development to allow construction of 42 single family lots and 3 outlots on the property <br />legally described as follows: <br />Outlots L, Oneka Place <br />And <br />Outlots B and C, Oneka Place 3rd Addition <br />WHEREAS, the Planning Commission has reviewed the preliminary plat and PUD at a <br />duly called Public Hearing and recommends approval, and; <br />WHEREAS, the City Council approved the preliminary plat and PUD at its meeting on <br />May 21, 2018. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by CPDC — Pratt — Oakwood, LLP„ for a final plat and development agreement, <br />subject to the following conditions: <br />1. A final plat is approved to allow the creation of 63 single family home lots and 2 <br />outlot, in accordance with the application and plans received March 18, 2020. except <br />as amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the <br />preliminary plat and PUD approval granted by the City Council on May 21, 2018. <br />3. Development standards shall comply with Resolution 2018-14 and 2018-15, as <br />amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated April 28, 2020, and revisions required in "red -lined" comments from the City <br />Engineer. <br />5. Outlot Use and Ownership: <br />a. Outlot A is proposed for additional phases of the development. <br />b. OutotsB is a wetland and proposed to be deeded to the City. <br />6. The developer shall design and install a storm water re -use system for the irrigation of <br />the lots. <br />
