<br /> Agenda Number G.4 <br /> <br />CITY OF HUGO COMMUNITY <br />DEVELOPMENT DEPARTMENT <br /> <br />PLANNING AND ZONING <br />APPLICATION STAFF REPORT <br /> <br /> <br />TO: Bryan Bear, City Administrator <br /> <br />FROM: Rachel Juba, Community Development Director <br /> <br />SUBJECT: Hugo Venture, LLC – Final Plat and Development Agreement for a Waters Edge <br />6th Addition. <br /> <br />DATE: May 29, 2019, for the City Council Meeting of June 3, 2019 <br /> <br />1. PROPOSED MOTION: <br /> <br />Move to approve the resolution approving the Final Plat for Waters Edge 6th. <br />Approval of the Final Plat requires a 3/5 vote of the City Council. <br /> <br />2. DESCRIPTION OF REQUEST: <br /> <br />The applicant is requesting approval of a final plat in order to plat 37 lots and 1 outlots on the 13 <br />acre parcel located south of Heritage Parkway along Education Drive in the Waters Edge <br />development. The property has been previously graded for three-story 6 to 8 unit townhome <br />buildings. The streets, utilities, lighting, and some landscaping has been installed. The property <br />will need to be graded for the proposed single family villa style (patio) homes. <br /> <br />3. BACKGROUND: <br /> <br />The City Council reviewed will review an the preliminary plat and PUD amendment for Waters <br />Edge 6th Addition at its May 20, 2017 meeting. The final plat will plat all 37 villa style lots from <br />the Waters Edge 6th Addition preliminary plat. The lots meet the minimum lot standards and <br />requirements outlined in the regulations for the Waters Edge PUD and the PUD amendment <br />approved. <br /> <br />Park dedication requirements have been fulfilled with the first phase of this development when <br />the park land was dedicated to the City. No additional dedication is due with this phase. <br /> <br />4. RECOMMENDATION: <br /> <br />Staff recommends approval the resolution approving the Final Plat and Development Agreement <br />for Waters Edge 6th Addition.
