<br /> <br />Waters Edge 6th Addition 17 <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br />1. The final plat is approved to allow the creation of 37 single family villa homes (patio <br />homes) and 1 outlot (common space), in accordance with the plans and application <br />received by the City on April 16, 2019, and April 23, 2019 except as amended by this <br />resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on May 20, 2019. <br /> <br />1. Development standards shall be according to the preliminary approvals granted by the City <br />Council on December 16, 2002 (Resolution 2002-65, 2002-66 and 2002-67), as amended <br />on December 15, 2003 (Resolution 2003-65), as amended on May 20, 2019 (Resolution <br />2019-____), and as amended with this resolution. <br />3. The developer shall comply with all conditions outlined in the City Engineer’s memo <br />dated May 30, 2019, and revisions required in “redlined” comments from the City <br />Engineer. <br />4. The development shall comply with the following setbacks: <br />Minimum front yard set back from private <br />drive curb <br />25 feet <br />Minimum side yard setback 10 feet <br />Minimum side yard setback (internal) 15 feet between buildings <br />Minimum rear yard setback 25 feet <br />Minimum rear yard setback (internal) 15 feet between buildings <br />Setback around perimeter of the site (exterior <br />property lines) <br />25 feet <br />Rear yard and setback around perimeter of the <br />site (exterior property lines) for Lots 20 - 23 <br />15 feet <br /> <br /> <br /> <br /> <br />
