<br /> <br /> <br /> <br /> <br />RESOLUTION 2020 - ___ <br /> <br />APPROVING PLANNED UNIT DEVELOPMENT (PUD) AMENDMENT AND SITE PLAN FOR <br />“VICTOR PLACE” (PID 19-031-21-24-0077 AND 19-031-21-23-0154) <br /> <br />WHEREAS, Pratt Ordway Properties has requested approval of a PUD amendment and site plan <br />to allow construction of a 13,879 square foot office/retail building on property legally described as <br />follows: <br /> <br />Lot 2, Block 1, Victor Gardens Commons and Outlot A, Victor Gardens South Village <br /> <br />WHEREAS, the Planning Commission has reviewed said PUD amendment and site plan at a duly <br />called Public Hearing on May 28, 2020 and recommends approval subject to the conditions listed; <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />HUGO, MINNESOTA, that it should and hereby does approve the request by Pratt Ordway <br />Properties for the PUD amendment and site plan, subject to the following conditions: <br /> <br />1. A PUD amendment is approved to allow the construction of a 13,879 square foot <br />office/retail building, in accordance with the application and plans received on March 5, <br />2020 and revisions received on May 15, 2020, except as amended by this resolution. <br /> <br />2. The developer must comply with the Victor Gardens PUD standards and the Victor <br />Gardens Commons approvals (Resolution 2009-24 and 2009-25), except: <br />a. Resolution 2009-24 condition 13 and Resolution 2009-25 condition 7.a. requiring <br />a parking and cross access agreement with Paws Pet Hospital is not required. <br />b. Resolution 2009-24 condition 11 requiring construction of the trail connection to <br />CSAH 8 trail is modified to require a trail easement only. <br /> <br />3. The plans must be revised to comply with the City Engineer’s memo dated May 21, 2020. <br /> <br />4. The plans must be revised to comply with 10-foot minimum parking setback along Victor <br />Path. <br /> <br />5. The architectural plans must be revised to address the following: <br />a. The applicant shall provide a final color palette and physical material sample for <br />City review and approval. <br />b. All mechanical units will be roof-mounted and shall be screened from view of <br />adjacent properties. <br />c. The gutters and drainpipes shall be integrated into the building design and shall <br />be reviewed and approved by staff. <br />d. The trash enclosure must be designed to match the principal structure. Details <br />must be provided for staff review and approval. <br /> <br />6. The landscaping plan must be revised to address the following:
