Resolution 2020-28 <br />Page 2 <br />6. The landscaping plan must be revised to address the following: <br />a. The cost of landscaping must be included for the development agreement. The <br />developer must provide a copy of the landscaping cost estimate to city staff. <br />b. An irrigation plan must be provided. <br />7. The wetland delineation for Outlot A must be approved. <br />a. The western access should be reevaluated after approval of the delineation. <br />b. The developer shall work with City staff to shift the western access west to <br />eliminate the conflicts with the driveways to the south if feasible. <br />8. A trail easement must be provided to connect to the future trail on CSAH 8. <br />9. The developer shall construct the sidewalk on Victor Path from the east lot line of Lot 2, <br />Block 1, Victor Gardens Commons to the west lot line of Outlot A, Victor Gardens South <br />Village. <br />10. Signage must comply with the Victor Gardens PUD sign standards. The City will review <br />for compliance when the sign permit is submitted. <br />11. The applicant must update the plans to show the drainage and utility easement in the <br />southwest corner and work with staff to ensure that there are no conflicts with that existing <br />easement and the proposed improvements. <br />12. The applicant shall apply for an easement vacation or other mechanism for that portion of <br />the lot where parking lot improvements are planned over the Outlot A drainage and utility <br />easement. The applicant shall coordinate with the City engineer. <br />13. Prior to issuance of building permits: <br />a. The lot combination must be filed at Washington County. <br />b. The development agreement must be executed and financial guarantees in place. <br />c. A complete set of revised plans addressing the conditions of approval shall be <br />submitted for city approval. <br />d. The applicant shall obtain all necessary local, state, and federal permits. <br />e. The developer must obtain all necessary stormwater management and WCA <br />permits from the City. <br />f.
