Hugo Gardens <br />Page 6 <br /> <br />Landscaping <br /> <br />Section 90-272 of the Hugo City code requires that all for apartment construction, all <br />areas not covered by building, parking, driveways, or impervious storage areas shall <br />be landscaped and maintained in accordance with Section 90-181. Section 90-181 <br />outlines those landscaping requirements. The development is also required to expend <br />on landscaping an amount not less than one percent of the cost of improvements <br />made as part of a development. <br /> <br />The cost of landscaping for the apartment complex must be included in the <br />development agreement. The developer must provide a copy of the landscaping cost <br />estimate to city staff. <br /> <br />The developer provided a landscape plan to show compliance with city code. The table <br />below shows the ordinance requirements and the proposed landscaping: <br />*One ornamental tree for every 1,000 square feet of building or one ornamental tree for every 100 feet of <br />site perimeter, whichever is greater and One ornamental shrub for every 200 square feet of building or one <br />shrub for every 30 feet of site perimeter, whichever is greater. <br />** There are 61 overstory trees more than required, which is the equivalent of 183 understory trees. Staff <br />finds that the mix of overstory and ornamental trees meets the intent of the Code. <br /> <br />The landscape plan must be revised to meet minimum planting requirements, by <br />providing the additional shrubs. One area for the developer to consider adding the <br />additional shrubs in between the private driveways where sod is currently proposed. <br />Although these areas are proposed to be irrigated, historically, sod is difficult to <br />maintain in those areas and a planting plan that includes shrubs may be a good <br />alternative. Staff and the developer should work together to develop a final landscape <br />plan that meets the intent of the ordinance. <br /> <br />The final landscape plan should also be reviewed against the grading and utility plans <br />to eliminate conflicts. <br /> <br />Remaining non-impervious portions of the site will be sodded, excluding the pond area <br />which will be seeded as required.
