o The residential area south of Victor Path (frontage road) may be able to <br />accommodate higher density residential that would provide appropriate <br />transitions from single family residential to commercial uses. <br />o The apartment complex could be integrated into a mixed -use development <br />blending the various uses with the buildings relating to each other or should be <br />located in areas with residential land use. <br />o The Commission should comment specifically on the location of the apartments <br />in the area designated commercial in the 2040 Land Use Plan.. <br />• Incorporate the Downtown Design Guidelines into the development. <br />• Incorporate the Parks Commission comments into the development. <br />• Incorporate stormwater reuse into the development. <br />• Incorporate regional stormwater management into the development. <br />The applicant is requesting review and comments on a sketch plan for the properties showing <br />residential and commercial uses on the property. <br />The applicant would like comments on the following: <br />• The proposed land use designations and proposed uses <br />o If the proposed land uses are not desired, where should they be? <br />• Proposed park dedication <br />• Building architecture <br />• Street locations and access points <br />• Financing to assist the construction of the roads and utilities for the development. <br />ATTACHMENTS: <br />1.
