In particular, we have reviewed the
Z following plans related to this particular request:
w
m
Concept Sketch Plan for the single family residential portion of development by D.R.
Horton, prepared by Westwood Professional Services, Inc. and dated 11/04/2019
CD LO
• Existing Comp. Both MCES and City of Hugo has sanitary sewer adjacent to the site. Project phasing will
help determine the best means to service the site. The City of Hugo can provide the
applicant with the utility base map and appropriate as-builts for all adjacent sanitary sewer
a and watermain.
Z
a 2. There are multiple watermain stubs provided to the property. These are located at Victor
W Path, Oneka Parkway, Fenway Avenue, and along Frenchman Road. 12" watermain will be
CD required to be extended from the end of the existing 12" watermain within Victor Path, east to
N the existing 12" stubs located within Oneka Parkway, and continue east, making connection
LU
to the existing 12" watermain stub located within Fenway Avenue and sub along the south
side of Frenchman Road.
3. The overall roadway configuration is consistent with the comprehensive plan and vision for
w this area.
= 4. Groundwater Separation: 4-feet of separation is required from the bottom of structures to
groundwater elevation. Soil borinqs or piezometer readinqs will be required to determine
w groundwater elevations.
co
JAPC Packets\2020\01.23.20\011620 Oneka Commons Sketch Plan Review.docx
