RESOLUTION 2020-XX <br />APPROVING A SITE PLAN APPLICATION FOR PHASE II OF TGK AUTOMOTIVE <br />LOCATED AT 13891 FOREST BOULEVARD NORTH <br />WHEREAS, TGK Automotive, has requested approval of a site plan for an approximately 2,900 <br />square foot addition on an existing building for the property legally described as follows: <br />See Attached <br />WHEREAS, the Planning Commission has reviewed said site plan and recommends approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does approve site plan for TGK <br />Automotive, under the following conditions: <br />1. A site plan is approved in accordance with the plans submitted on February 21, 2020, and <br />March 16, 2020, except as amended by this resolution. <br />Prior to issuance of a building permit: <br />1. All items on the Engineer's memo dated April 1, 2020, shall be addressed. <br />2. Drainage and utility easements shall be dedicated to the City over the expanded <br />stormwater pond area. <br />3. The stormwater maintenance agreement shall be amended to include the new expansion. <br />4. The applicant shall provide additional landscaping, to be reviewed and approved by staff, <br />on the east side of the site in order to screen the added parking spaces from the residential <br />neighborhood. <br />5. The applicant shall transplant the existing trees on site located in the proposed new <br />parking stalls to a new location on the east side of the site. <br />6. All lighting for the project shall be downcast, cut-off fixtures that direct light away from <br />adjacent properties and public streets. <br />Miscellaneous: <br />7. The addition shall be constructed with the same materials and colors of the existing <br />building on site. <br />8. The applicant shall be required to replace any trees that die from being transplanted with <br />trees of similar size and maturity. <br />
