In particular, we have <br />reviewed the following plans related to this particular request: <br />• TGK Automotive Specialists Site Plan Review dated 02/21/2020 prepared by KOMA <br />• TGK Automotive Phase 2 Civil Plans dated 02/19/2020 prepared by Hakanson Anderson <br />• Stormwater Management Plan dated 05/07/2018 and revised 02/19/2020 prepared by <br />Hakanson Anderson <br />• Phase 2 Landscape Plan dated March 13, 2020 <br />Based on the review of the site plan documents, we offer the following comments related to this <br />application: <br />Site Plan <br />1. The applicant is proposing to construct additional parking locations on the north, east, and <br />south sides of the existing building. The proposed plan provides for better overall vehicular <br />circulation and the necessary parking required by the business. <br />2. Additional detailed red -lined comments have been provided to the applicant's engineer. <br />These comments will need to be addressed prior to approval of the construction plans. <br />Stormwater Management <br />3. The applicant is proposing to expand the stormwater management features that were <br />constructed with the initial TGK construction project to accommodate the additional <br />impervious surface. <br />4. Required freeboard from groundwater, 100-year high water levels, and emergency overflow <br />elevations with respect to the lowest floor elevation are met. <br />5. Stormwater management requirements for this site have been satisfied. <br />6. Drainage and Utility Easements for the expanded pond area will be needed along with an <br />amended stormwater maintenance agreement. <br />
