RESOLUTION 2018-15 <br />APPROVING PRELIMINARY PLAT REQUESTED BY ANTHONY <br />HARMENING FOR "SHORES Of EGG LAKE" ON PROPERTY LOCATED <br />SOUTH OF 147TH STREET NORTH AND EAST OF HIGHWAY 61 (FOREST <br />BOULEVARD NORTH) <br />WHEREAS, Anthony Harmening, has requested approval of a preliminary plat to allow <br />construction of 1 commercial lot and 1 outlot the 4.2 acre property legally described as <br />follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called <br />Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Anthony Harmening, for a preliminary plat, subject to the following <br />conditions: <br />1. A preliminary plat is approved to allow the creation of 1 commercial lot and 1 outot, <br />in accordance with the application and plans received by the City on January 17, <br />2020, and April 10, 2020, except as amended by this resolution. <br />2. Approval is contingent upon City Council approval of a rezoning to PUD for the 4.2 <br />acre site. <br />3. The developer shall comply with Resolution 2020-, for the PUD. <br />4. The building setbacks and impervious surface requirements for the development are <br />as follows: <br />Front Setback <br />10 feet <br />(min) <br />Side Setback <br />0 feet <br />(min) <br />4.3 feet for parking lot <br />Rear Setback <br />30 feet <br />(min) <br />Lot Impervious <br />50% <br />(max) <br />25% in shoreland overlay <br />5. The landscaping planned for the development shall be installed all at the same time <br />during each phase. The developers shall take proper precautions to protect the trees as <br />the homes are being built. <br />
