The applicant is showing a stormwater pond being excavated north of the future 147th Street. <br />The applicant's engineer indicated they have yet to complete an earthwork balance for the <br />site and that material may be needed for the proposed site improvements. This additional <br />ponding area may provide stormwater management for the future Lion's Park and 1471h <br />Street Improvements. Realignment of Judicial Ditch 3 would be required as part of this <br />process and require RCWD permitting. <br />19. Stormwater plan and model comments have been provided to applicant and will need to be <br />addressed in future submittals. <br />20. It appears that the pond is being sized in order to provide stormwater management for the <br />development, Finale Avenue, and a small portion of Lions Park, however a breakdown of <br />impervious area will be needed to confirm. <br />Wetland <br />21. The wetland delineation for this site has been previously approved with the Notice of Decision <br />being issued on November 5, 2018. <br />22. The proposed storm sewer that leaves the improved portion of the site extends across a <br />wetland prior to the proposed ponding location. A no -loss permit will be required for this <br />temporary impact. <br />23. There are no direct impacts to wetlands proposed, however the applicant will need to <br />demonstrate the wetland is not cut off from hydrology by intercepting the surface water and <br />placing it into the proposed stormwater pond. <br />24. The proposed pond adjacent to the wetland will require a clay liner to prevent from draining <br />the wetland. <br />Thank you for the opportunity to provide comments on this project.
