The materials shall be compatible and <br />cohesive with the existing building on Lot 1, Block 1, Roy Molitor 3rd Addition. <br />10. The architecture of the building shall be revised to show a more clearly defined main <br />entrance by using other architectural elements or providing more glass/windows in <br />that area. <br />11. The proposed metal awing design shall be reviewed and approved by staff. <br />12. The internal roof drainage system that shall be integrated into the building design and <br />shall be reviewed and approved by staff. <br />13. The trash receptacles shall be stored inside the building. <br />14. Cross access and maintenance agreement between the subject lot and Lot 1, Block 1, <br />Roy Molitor 4th Addition for the shared access shall be reviewed and approved by <br />staff. The document shall be recorded against the property. <br />15. Easement and maintenance agreements between the subject lot and Lot 1, Block 1, <br />Roy Molitor 4 h Addition for the stormwater ponds and utility extensions shall be <br />reviewed and approved by staff. The document shall be recorded against the property. <br />Prior to issuance of a Certificate of Occupancy: <br />16. The applicant shall restore any part of the Fenway Boulevard Trail that is damaged <br />during construction. <br />17. All roof top and ground mechanical equipment must be screened from view of <br />adjacent properties. Staff shall perform an inspection when equipment is installed to <br />ensure compliance with City code. <br />18. All required landscaping shall be fully installed. <br />19. Drainage and utility easements shall be dedicated to the City over the wetland, <br />stormwater management facilities, and utility extensions. <br />20. A maintenance agreement for the stormwater management facilities between the City <br />and the applicant shall be reviewed. and approved by the City then recorded against <br />the property. <br />
