RESOLUTION 2020-___ <br /> <br />APPROVING A SITE PLAN FOR VICTOR LAND HOLDINGS, LLC, FOR AN <br />OFFICE/WAREOUSE BUILDING ON THE PROPERTY LOCATED AT THE <br />SOUTHWEST CONER OF 140TH STREET NORTH AND FENWAY AVENUE <br />NORTH <br /> <br />WHEREAS, Victor Land Holdings, LLC, requested approval of a site plan for an <br />approximately 27,000 square foot office/warehouse building, on property legally <br />described as follows: <br /> <br />Lot 1, Block 1, Roy Molitor 3rd Addition <br /> <br />WHEREAS, the Planning Commission has reviewed said site plan on August 17, 2020, <br />and recommends approval subject to the conditions listed in this resolution. <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Victor Land Holdings, LLC, for an approximately 27,000 square foot <br />office/warehouse building, subject to the following conditions and findings: <br /> <br />1. All items on the Engineer’s memo and “red-line” detailed engineering comments that <br />have been sent directly to the applicant’s engineer dated August 7, 2020, shall be <br />addressed. <br /> <br />2. The applicant shall be required to apply for formal site plan approval for all future <br />phases to be considered by the Planning Commission and City Council. <br /> <br />3. No Exterior storage shall be located on the lot. <br /> <br />4. The applicant shall meet all conditions listed in the conditional use permits for the <br />campus development. <br /> <br />5. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br /> <br />6. The landscaping shall be irrigated to ensure establishment. <br /> <br />Prior to the issuance of a building permit: <br /> <br />7. The applicant shall submit a revised landscape plan that meets the City’s landscape <br />ordinance requirements to be reviewed and approved by staff. <br /> <br />8. The applicant shall submit cut sheets for the wall mounted light fixtures to be <br />reviewed and approved by staff. <br /> <br />9. The applicant shall submit the final building material samples and colors for the <br />building to be reviewed and approved by staff. The materials shall be compatible and <br />cohesive with the existing building on Lot 1, Block1, Roy Molitor 3rd Addition.
