The <br />applicant is proposing a metal overhang over the two front doors. The metal overhangs are <br />proposed to match the cornice around the top of the building. <br /> <br />The applicant has submitted a material sample board and is being reviewed by staff. Staff <br />approval of a material sample board is required prior to issuance of a building material to ensure <br />materials and colors will be cohesive throughout the building. <br /> <br />Signage <br /> <br />The applicant is not proposing signage at this time. Should they want to add signage in the <br />future, they will be required to apply for a sign permit and meet ordinance standards. <br /> <br />Drainage/Grading <br /> <br />The applicant is proposing to use onsite infiltration basins to meet the stormwater water quality <br />and rate control requirements. The basins are sized to meet the City’s water quality requirements, <br />but do not currently meet the City’s 100-year rate control requirements. The applicant is working <br />with the City Engineer and making modifications to their proposed plan. <br /> <br />The applicant will be required to meet all stormwater requirements and gain approval from the <br />City on modifications to civil plans prior to issuance of a building permit. The applicant is also <br />required to dedicate the proper drainage and utility easements for the proposed infiltration basins <br />and enter into a stormwater maintenance agreement with the City. <br /> <br />Utilities <br /> <br />Water service to the site will come from the existing watermain along Fenway Boulevard North. <br />Sanitary sewer is available to the site from an existing sanitary sewer stub across from 134th <br />Street North on Fenway Boulevard North. <br /> <br />Wetlands <br /> <br />The applicant is required to complete a wetland delineation, reviewed and approved by the TEP, <br />prior to any grading done on site. <br /> <br />Park Dedication <br /> <br />Park Dedication is not required for commercial and industrial developments. <br /> <br />6. CONCLUSION: <br /> <br />Staff finds that the proposal meets all the requirements necessary for the City to approve the site <br />plan application for the ISD #624 Transportation Facility located at 13411 Fenway Boulevard <br />North. <br /> <br />
