Agenda Number: G.5 <br /> <br /> <br />CITY OF HUGO <br /> <br />PLANNING AND ZONING <br />APPLICATION STAFF REPORT <br /> <br /> <br />TO: Bryan Bear, City Administrator <br /> <br />FROM: Emily Weber, Community Development Assistant <br /> <br />SUBJECT: Grundhofer’s Old Fashion Meats, 15449 Forest Boulevard North – Site Plan, <br />CUP Amendment, and Variance. <br /> <br />DATE: September 30, 2020 for the City Council Meeting of October 5, 2020. <br /> <br />ZONING: General Business District (C-2) <br /> <br />60-DAY REVIEW DEADLINE: October 16, 2020 <br /> <br />1. PLANNING COMMISSION UPDATE: <br /> <br />The Planning Commission held a public hearing and considered the request at its Thursday, <br />September 24, 2020 meeting. No one spoke at the public hearing. Staff recommended approval <br />of the applications, subject to the conditions listed in the resolutions. The Planning Commission <br />discussed the proposal and recommended approval of the site plan, CUP amendment, and <br />variance for Grundhofer’s Old Fashion Meats to the City Council. <br /> <br />2. DESCRIPTION OF REQUEST: <br /> <br />Grundhofer’s Old Fashion Meats is requesting site plan approval for an approximately 2,450 <br />square foot addition to the existing 2,880 square foot building on site. The addition will be used <br />to receive product and expand their coolers. The existing meat market retail area will remain the <br />same. The addition will also connect to the adjacent garage behind the market. The existing <br />buildings on site are legal nonconforming in regard to the side yard setback requirement and the <br />applicant is requesting a variance from the side yard setback requirements for the addition. The <br />applicant is proposing a 12 foot side yard setback, where 30 feet is required by ordinance. <br /> <br />The applicant is also requesting approval of a CUP amendment. The existing conditional use <br />permit was approved in 2006 and allows the meat processing facility as an accessory use to the <br />meat market in accordance to the site plan dated September 28, 2006. The applicant is requesting <br />the conditional use permit be amended to reflect the new site plan. <br /> <br />
