CITY OF HUGO <br />CONDITIONAL USE PERMIT <br />DATE OF APPROVAL: October 5, 2020 <br />OWNER: Spencer Grundhofer, Grundhofer's Old Fashioned Meats <br />ADDRESS FOR WHICH CUP IS GRANTED: 15449 Forest Boulevard North <br />LEGAL DESCRIPTION: See Exhibit A <br />ZONING DISTRICT: General Business District (C-2) <br />THIS CONDITIONAL USE PERMIT ALLOWS FOR THE FOLLOWING: <br />The meat processing facility to be an accessory use to the meat market on site. <br />THIS CONDITIONAL USE PERMIT IS APPROVED SUBJECT TO <br />COMPLIANCE WITH THE FOLLOWING SPECIAL CONDITIONS: <br />1. The proposed use is allowed by conditional use permit and shall be accessory to <br />the meat market. The floor area of the meat processing facility shall not exceed in <br />area of the meat market. <br />2. The proposed use is allowed in the C-2 zoning district and will keep with the <br />spirit and intent of the ordinance. The proposed use is compatible with the <br />surrounding development and will not alter the character of the area. <br />3. Animal remains from the meat processing facility must be disposed of properly at <br />least on a weekly basis. The City may require more frequent pickups of the <br />remains if odors become detectable off of the premises. <br />4. All animal remains must be kept in a sealed dumpster container with a lid at all <br />times. <br />5. Any staging area and all trash and recycling dumpsters must be screened with an <br />opaque fence and shall not be visible from surrounding properties or the public <br />right-of-way. <br />6. Hours of operation shall be limited to between Sam and 9pm. <br />7. All lights for the site shall be turned off during non -business hours. <br />8. The applicant is responsible for obtaining all state and local permits. <br />9. This conditional use permit amendment shall supersede all prior conditional use <br />permits and the terms in the previous permits shall no longer be on force or effect. <br />10. The conditional use permit shall comply with the site plan dated September 9, <br />2020. <br />
