The site plan consists of an approximately 10,600 square foot office and <br />maintenance building, employee parking, and exterior storage for buses. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The property is zoned General Industrial (I-3) and is guided for Industrial in the 2040 Land Use <br />Plan. The properties to the north, east, and south are also zoned I-3 and are occupied by <br />industrial users. To the west of the property is the Creekview residential development which is <br />zoned PUD. The property is located within the Bald Eagle Industrial Park. <br />B. Existing Site Characteristics <br />The property is 7.06 acres and is currently vacant. The property consists of a mixture of open and <br />wooded land and has a general slope downward from east to west. <br />3. BACKGROUND: <br />The proposed use for the property is a transportation facility for the White Bear Lake Area <br />School District, which is a permitted use as an essential public service in the I-3 zoning district. <br />
