ISD #624 Transportation Facility Site Plan <br />Page 3 <br />Lighting <br />The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent <br />property and roads not to exceed 1/2 foot candle measured at the property line or 1 foot candle <br />measured at the street's centerline. The ordinance also required the light fixtures, whether pole <br />mounted or wall mounted to be cut-off fixtures. The applicant is proposing LED lights for wall <br />mounted and pole mounted fixtures. The applicant has provided a cut -sheet for both the wall <br />lights and meets the lighting requirements. <br />Fencing and Screening <br />The applicant is proposing an eight foot steel fence around the paved exterior storage area on the <br />east side of the site. The proposed fencing will screen the exterior storage area from adjacent <br />properties. The applicant is also proposing landscaping along the perimeter of the site to provide <br />additional screening. <br />The applicant is proposing ground mounted mechanical equipment that will be located within the <br />trash enclosure. The trash enclosure is required to be the same material as the building. The <br />applicant is proposing the doors of the trash enclosure to be the same material as the fencing. <br />Streets and Access <br />The site is located on Fenway Boulevard and the applicant is proposing two entrances into the <br />site. The southern entrance is for employee parking only. The north entrance is to accommodate <br />buses and five maintenance staff parking stalls. The north entrance is required to align with 1341h <br />Street North. <br />Parking <br />Section 90-253, Parking and Loading of the City Code determines the number of parking spaces <br />required per site. Parking is determined by gross floor area. There are 53 stalls required for the <br />site and the applicant is proposing 115 stalls, meeting the parking requirements. The applicant <br />has stated that will have approximately 75 employees at the site when operating at full capacity <br />and the extra spaces are to accommodate for visitor parking. <br />Building Architecture <br />In August 2011, the City Council adopted the Commercial and Industrial Design Guidelines. <br />These guidelines require four sided architecture and high quality building materials. The <br />applicant is proposing to construct the building using precast concrete panels and brick. The <br />design guidelines also require industrial buildings to have clearly defined entrances. The <br />applicant is proposing a metal overhang over the two front doors. The metal overhangs are <br />proposed to match the cornice around the top of the building. <br />The applicant has not submitted a material sample board. Staff approval of a material sample <br />board is required prior to issuance of a building material to ensure materials and colors will be <br />cohesive throughout the building. <br />
