PROPOSED MOTION: <br /> <br />Move approval of a resolution approving a property line adjustment for Paul and Linda Holman <br />and Xcel Energy. <br /> <br />2. DESCRIPTION OF REQUEST: <br /> <br />The applicants are requesting approval of a property line adjustment for properties located at <br />15121 Everton Avenue North. There is long line of property that Xcel Energy owns across the <br />northwest quadrant of the City for their power lines. Over the years, Xcel has been working with <br />property owners to deed the property to the adjacent property owners and acquiring an easement <br />in return. Some of these interactions require a property line adjustment or subdivision of <br />property. The applicants are proposing to have the Xcel Energy property that dissects the <br />property be adjusted to the north. Mr. Holman will dedicate an easement to Xcel Energy in the <br />same location. The applicants have agreed on the easement location. <br /> <br />3. ANALYSIS: <br /> <br />Section 90-339, (2), of the City’s Comprehensive Land Use Regulations state that, “Where the <br />adjustment of the property line between two properties retains or causes both properties to be in <br />conformance with this chapter, the zoning administrator shall provide the application to the city <br />council for administrative review and consideration”. <br /> <br />Findings <br /> <br />Staff finds that the property line adjustment reduces the extent of any nonconformities. <br /> <br />
