Rud & Sons, Inc. Based on the review of the documents, we offer the following comments related to this application: <br />General/Access <br /> 1. The subject property is located on the north side of 121st Street between Everton Avenue North and Falcon Avenue North. Access to the site will come from 121st Street, which is a gravel surfaced roadway. 2. With subdivision of property on gravel roadways such as this, the applicant will need to pave the existing roadway from Falcon Avenue to Everton Avenue (approximately 1,500 feet), but not be required to bring the roadway to an urban section with curb and gutter and storm sewer. The roadway can remain a rural section roadway. 3. Properties to the north, east, and west do not require access to be provided from this development, therefore other street connections are not a consideration. <br />Utility Plan 4. Watermain is available to the 121st Street corridor and Drengson Property via the existing watermain located within Everton Avenue. The applicant would need to extend watermain to their east plat line and into their subdivision at their proposed street entrance. 5. Sanitary Sewer Service is available to serve the property as well as other properties within the 121st Street corridor from the MCES 42” Interceptor the extends along the Drengson’s west property line. The applicant would need to extend an 8” sanitary sewer within 121st Street into their development and to their east plat line. 6. Other property owners have expressed interest in receiving sewer and/or water service as well. Staff is recommending an informational meeting be held to discuss what a public improvement project would look like and to gage interest from adjacent properties. <br /> <br />Stormwater Management/Wetlands <br />7. This project area has had some recent drainage concerns and past preliminary discussions have occurred with Rice Creek Watershed District on the best means to alleviate these concerns. This will require additional coordination with RCWD. Preferred overall site
