This project will effect my property in many ways and I need to be <br />informed to stay on top of this. <br /> This morning I received information and a plot/ plan view of the project. I want to get my <br />concerns out in the open about this proposed layout in it’s infancy. I am not apposed to this <br />development but will bring to your attention my concerns as follows. <br />#1 Land requirements per unit. Currently 1 acre required. I am apposed to the reduction unless <br />surrounding properties can benefit from installation of needed infrastructure. <br />#2 I am definitely apposed to the location of the retention pond on south, southeast corner of <br />project abutting my property. <br /> The existing property already has a drainage problem on the west boarder, effecting <br /> neighbors on that end. I do not want those problems shifted to my back yard raising <br /> the water table any where near my property causing basement flooding, stench, <br /> mosquitoes, private well or septic issues. This issue should be maintained where it <br /> currently exist on the property. <br /> <br /> #3 Updated topographical of the abutting properties as a whole is needed to address the <br /> drainage. Not just the development property boundaries. <br /> Currently my property is protected by a buffer of vegetation and woodland allowing <br /> rain and snow melt to be contained to the existing property of subject. Without this <br /> buffer and the clearing of land around this buffer my concern is my property will be at <br /> lowest elevation to all surrounding properties including the road, Falcon Ave. Causing <br /> my property to flood. <br /> #4 This is the time to address the sewer systems in this area. I believe many home <br /> owners are unaware the county has made it impossible for them to sell their <br /> properties without updating their septic systems. This area would most <br /> likely require unsightly mound systems diminishing the value of their <br /> properties and limiting land usages within their property. A comprehensive plan of <br /> the entire area should be considered before any development is approved. Including <br /> drainage and future utility needs. <br /> My interest is to protect our private wells in the area from aging septic systems <br /> and replacing them with the same. These systems are not life time systems. I <br /> would like to see consideration given to the area as a whole. <br /> Please forward this message to the city’s planning commission and city council for <br /> consideration.
