We are both very disappointed in what we see. I know
you are just the messenger…

Is it OK for me to send the sketch plan to our neighbors?

We have many questions. Let us set up a time when it works for you to give you a call. Some of our
questions:

1. I see lots smaller than 1 acre, 14 lots in all. You and Rachael Juba both said these two
properties could never have more than 10 lots ever. You said 1 unit per acre max. Why is this
development even proposed in this manner then? I see additional land besides the two lots
being part of this proposal, is that why?
2. For subdivided development to move forward I was told by you that 121st Street would need
to be paved. Is that still a requirement? The road would need to be widened if so. Drainage
would also be required. This appears to be difficult. What is the developers plan to make this
happen? Are the existing property owners to be assessed?
3. Also for subdivided development to move forward I was told by you that new development
would need to have city water and sewer. Is this still true?
4. Would there be any restriction on the size of dwellings allowed?
5. If the city approves this, how much do the neighboring property owners, such as us, have to
say in whether this plan goes through or not?

Thank you
Tom

From: Emily Weber
Sent: Monday, December 7, 2020 2:27 PM
To: 'Tom'
Cc: Trese
Subject: RE: 12160 Falcon Ave N Variance

The sketch plan is attached. This is a very early submittal and staff has yet to review it.

Please call me and I’d be happy to discuss the sketch plan review process and participation.

Thanks!
