I was reviewing the packet for the development andI have a few concerns.Although I understand and am in favor of a growing Hugo, what I am concerned withis the traffic planning that seems to continue to burden existing residential streets andadd to an already increasing and dangerous ttraffic flow. West of HWY 61, HeritageParkway and 159th street continue to take the brunt of the traffic increase throughdevelopment. This continues to place a burden on the residents on those streets,decreases safety for pedestrians and children, and potentially impacts the propertyvalues of those homes. Developers should not be allowed to come in add 100 homesand dump the residual traffic onto already burdened residential streets.When a new development is approved in these areas, it needs to be approved withdirect inlets and outlets to either HWY 61 or Elmcrest and not be diverted to anexisting residential street. The developer should be required to connect a road fromthe new development to one of those two streets. In the case of The Meadows, I seeno reason why a road can not exit the North East corner of the development directlyonto HWY 61.For The Meadows and any future proposed development, the following should bedone: <br />1. A traffic study to evaluate the current traffic load and impact of futuredevelopment against the design and intent of 159th St N.2. Determine a more comprehensive road plan for the surrounding undevelopedland before approving this proposal with the current number of units requested.3. Deny the city ordinance flexibility as requested in the PUD (setback, lot size, lotwidth, and lot coverage). <br />Again, my main concern, is increasing the burden and safety risks on existinghomeowners and their residential streets with new development traffic. Cityleadership is well aware of the safety issues we've had on residential streets(specifically the two mentioned above) and to further stress those streets withincreased traffic will only continue to compound those problems.Thank you for your time,Jesse Kook
